Investors looking to buy land in Port Douglas should move ‘sooner rather than later’, a senior Port Douglas real estate agent has warned.
Travis Schumacher, the licensee and director of Raine and Horne Port Douglas and Mossman, says land prices in the region will only be going up in the near-to-mid future.
“The simple fact is that we’re on a peninsula, so it’s only a matter of time before the available land is gone,” Mr Schumacher said.
“There will still be good opportunities in key estates in the Mossman area but when it comes to Port Douglas what we’re going to see is not vacant lots being bought up but instead we’re going to see existing residential blocks with houses on then being bought, and those houses being knocked down.”
Mr Schumacher said after five years of post-GFC stagnation, land and property prices in the Douglas area are re-gathering momentum and prices are on their way up.
“We’ve seen strong growth already in the last 12 months,” Mr Schumacher said.
Owners with property in the area ‘will finally start to see some value building on their properties and some returns coming in’ but the window of opportunity for investors outside the region was closing fast.
“In regards to this, I’d say investors should get in sooner rather than later,” he said.
“If you have a good five-year plan worked out and you’re in a good position, I wouldn’t want to wait too much longer if you are going to make that decision.”
Mr Schumacher also said there was pressure on Douglas Shire Council to maintain the balance between agricultural and residential land, particularly in expansion areas like Mossman.
“Obviously the shire needs to be careful in not cutting up the agricultural areas," he said.
