Final ex-Balé land up for sale

A 2.58 hectare parcel of land that was to be the third and final stage of the former Balé Resort has been listed for sale.

Owned by the late Brian Ray of Ray Group, the parcel of land is located at the southern end of the now Niramaya resort, and is being sold to finalise Bale Resorts Limited’s holdings in Port Douglas, according to agents McGrath Real Estate.

It includes a man-made lake, complete internal roads and landscaping, has all services reticulated ready for construction of 23 strata titled villas or homes, and is listed for sale by negotiation.

McGrath Real Estate principal, Tony McGrath, said the land was one of the last three big parcels of land in the area to be developed.

“This is a rare opportunity, as a lot of money has been put into the infrastructure and it will most likely sell for a price less than if it was vacant,” said.

Mr McGrath said there were currently four parties interested, including a developer from New Zealand, two Victorian parties and a Cairns-based group.

He said while the land had been on the market for approximately six weeks, it would likely be sold in the next 40 days after the buyer completes due diligence.

Brian Ray and his wife, Kathy, died in a plane crash near Victoria’s Mount Hotham airport in July 2005, at a time when his company also partly owned Sheraton Mirage Port Douglas.

Niramaya is now run by the resort’s body corporate, which has reportedly appointed managers to run the former Balé restaurant and facilities.
