Port Douglas is full of properties for sale. From one bedroom holiday apartments to multi-million dollar mansion, it's all here according to Ray White Port Douglas agent Kate Cullen.

The number of properties for sale is creating opportunities for those in the hunt for a new home, investment property, or holiday getaway.

The Newsport spoke to Kate to get the low-down on the current state of play in the Port Douglas real estate market.

The Newsport: What is the current status of the market in Port Douglas?

Kate Cullen: It's a buyers market an prices seem to be going down still. Whenever there is speculation of an interest rate increase it can put a hold on buying. But at the same time this is creating great opportunities for capital growth.

TN: What type of properties are gaining the most interest?

KC: Cheaper properties including holiday units are getting the most interest. Offers below the agent's expectations are getting accepted by sellers.

There are some bargains out there and the opportunity to get a cheap property is getting potential buyers interested.

We are also getting a lot of inquiries for top end properties above $800,000. Massive discounts are available here.

TN: Who are the buyers and where are they from?

KC: 47% of buyers are from interstate, and 80% of the inquiries we are getting are internet based. Return holiday makers are seeing they can afford places now. Most buyers are Australian because of the strong Aussie dollar.

TN: How does this year compare to 2009?

KC: Prices have dropped but sales are up from last year. Investment revenue being produced by units is also increasing which is a great sign.
